How a mortgage affordability calculator estimates your price ceiling.
A mortgage affordability calculator works backward from income and debts to an illustrative housing budget. It is a planning estimate, not a lender approval.
What the calculator actually answers
It answers: “What home price fits these income, debt, rate, term and ratio assumptions?” The result depends on every input. Change the target rate or debt limit and the estimated ceiling changes with it.
Costs that need a second pass
Principal and interest are only part of owning a home. Add property tax, insurance, HOA dues, maintenance, utilities, closing costs and a cash-reserve plan before treating the estimate as a budget.
Use affordability with a payment check
Start with a conservative price ceiling, then run candidate loans through the mortgage payment calculator. Compare the payment with the amortization schedule and test refinancing break-even only as a separate scenario. See how amortization splits each payment between principal and interest.
